I saw these components but max Tpd is around 15 ns so frequency of the signal can go down to 67 Mhz.

What I am looking for is a bit different, max Tpd 12.5 ns

Since TI does not state the operating frequency in data sheets for gate devices, I was using TIs scea029 application note as a reference to calculate the estimated operating frequency. So this baseline is not suitable for this component or I am doing something wrong here?

But you clearly state in upper picture that I can use SN74AHCT1G04 as a Level shifter 3V3-5V  and inverter at the same time at 80 MHz operating frequency with a supply of 5V.

At a frequency of 170 MHz, the period length is 5.9 ns. But a cycle of a square wave consists of a high pulse and a low pulse, so the length of a bit would be 2.9 ns. This is obviously wrong for the SN74AHCT1G04; the image I've shown above should not say "MHz" but "Mbps". The SN74AHCT1G04 supports 170 Mbps = 85 MHz.

Wat kind of signal are you using? Is there a clock signal (a square wave, measure in MHz), or some other digital signal (measured in Mbps)?

This is a high pulse for 12.5ns and low in rest of the time. Period is 40 kHz. But structure of the signal requires 80 Mhz of operating frequency which means max tpd can be 6.25 ns like I already stated somewhere above. 

When I check the data sheet of the SN74AHCT1G04, Max Tpd at -40 to 85C is 7.5 ns.  So Minimum operating frequency is 67 Mhz. Fmax it can go higher of course. 

Any feedback, regarding to my latest comment?

If you require a t_pd of 6.25 ns, then the SN74AHCT1G04 will not work.

You might be able to replace the level shifter with the LSF0102, but to reach high speeds, you need very small pull-up resistors at the outputs, which puts a huge load on the input signals.

No, you'd still have to use the separate inverter.
