TMS320F280049C: Trouble programming, "Please make sure the memory location you are programming have not already been programmed"

I get this:

I'm using the TMS320F280049C, it was working fine, I'm not sure what has happened to change this. I also tried using Uniflash, it came up with the same error. How can I fix this?

Hi,

The FMSTAT value (described in flash API guide - https://www.ti.com/lit/pdf/spnu628) tells that you are trying to program a 1 where there is a 0 programmed already. Please erase the flash before programming and see if that fixes this issue.
