F28335 Flash programming erase error



I keep having this error come up when I try to start the debugger in CCS4:

C28xx: Flash Programmer: Error erasing Flash memory.
C28xx: Flash operation timed out waiting for the algorithm to complete. Operation cancelled.
C28xx: Trouble Writing Memory Block at 0x332000 on Page 0 of Length 0x3ff8
Cannot write to target
It's becoming more and more difficult to manage to get this error to clear up and begin behaving properly to activate a debug session.

In the past I have been able to exit CCS4 and restart it and often get it to clear up.  
Today it wouldn't clear up all morning finally I took the board to a co-workers desk and he got the board to erase and program and
 successfully enter debug mode.  When I took it back to my desk it worked for a a while with a few debug sessions with code edits
 and rebuilds in between then the problem cropped up again.  Now I can't get it to clear up even with cycling power on my board, restarting
CCS4, unplugging my emulator (Spectrum Digital XDS510USB) from the USB port and plugging it back in or finally just doing a shut down on
my laptop and starting everything all over from scratch.

Any help to get this resolved and get this error from cropping up over and over again would be appreciated.
