Can not use HTerm (COMPORT) and CCS Debug together

Hello dear TI group,

I am currently using CCS5.x for PICCOLO C2000F28027 debugging, I want to use HTerm as a display interface on PC.

However, these two can not work simultaneously. When debugging using CCS, HTerm reports "COMPORT x is busy" and can not open serial port. When HTerm port is conneted, CCS debug reports "Error connecting to the target: (Error -151 @ 0x0) One of the FTDI driver functions used during the connect returned bad status or an error. The cause may one or more of: invalid emulator serial number, blank emulator EEPROM, missing FTDI drivers, faulty USB cable. Use the xds100serial command-line utility in the 'common/uscif' folder to verify the emulator can be located. (Emulation package 5.0.747.0)". CCS debug and HTerm work both OK separately.
