IWR6843: Range calculation

Hi TI,

We are designing customized ODS antenna board with IWR6843 chipset. We are trying to correlate range with antenna gain simulated for ODS antenna by using link budget equation given in this doc http://www.ti.com/lit/an/spracg5/spracg5.pdf. and we calculated an approximate range of about 30 meters. But the TI IWR6843ODS board can only detect the target of max 12 meters.

So I would like to know why is there so much difference between theoretical calculation and practical measurement.
