F2808 Flash programming using CCS 4.1.2

Hello,

We are trying to program 'F2808 target board using Spectrum Digital XDS510 USB Emulator. The .out file was generated with CCS3, and all we want to do is to program the Flash with this .out file. We created new Target Configuration, then we select it and "Launch Selected Configuration". Then We are trying to do Target -> Connect Target and we get the error (see screen shot below). Then we are thinking we could load the .out file and program the flash. Can you help with the error below?
