Thank you Evan, this help me a loot. I am just do not understand where the 180ps and the 0.55UI / 0.25UI definition come form. I do not see it in specification.

The 180ps is arbitrary margin, please only consider the spec defined within the eye for reference:
Regarding 0.55UI / 0.25UI, this is from Driver AC specification:
The diagram assumes rise/fall time of ~144ps.
0.55UI - 0.25UI = 240ps (full signal rise/fall)
(20%-80%) x 240ps = 144ps
