The maximum frequency of the LSF depends on the drive strength of the other devices and of the total capacitance of your board.

Use the TXB0304 instead.

You mean the TXB0304 is available for Qual-SPI, and LSF0204 isn't well?

The LSF can be used for Quad SPI, but if the devices do not have enough drive strength, or if the traces are too long, you might not be able to reach the desired speed.

The TXB is a buffered device, so its limits are less strict. See section 6.6 of the datasheet.
