What load is being driven? Please advice.
The TXB0304 can drive 70pF loading. You should add the known load and the lumped capacitance from pcb as calculated from below.
The rule of thumb for PCB trace inductance is 20nH per inch, Typical PCB trace has a DC resistance of 12 milliohms per inch ,Typical capacitance for PCB is 3pF per inch
I will look into the buffer recommendation.
