Using Uniflash tool, I flash the SBL and application file in NO BOOT mode and then switch to QSPI BOOT mode to check if application reboots.
When I make small changes to the application, I am observing that the application appimage is not updated (I am checking the time modified against the file). Could this be the reason why I am not seeing the changes when I flash the software? 
If so, how to make sure the application appimage is updated everytime I make changes?

Mean while I will check on no boot mode of flashing, I have not been able to try it out on the board as I am not in office due to an extenal event.

Can you load sbl_qspi.relese.tiimage instead of sbl_qspi.debug.tiimage in SBL Image for JTAG mode in Uniflash.

I used sbl_qspi.relese.tiimage as suggested and that did not work too. It seems like the problem is with generating application .appimage after every compile. When I make code changes and build the project in CCS, the application .appimage does not get updated. It only updates when I hit the 'debug' button in CCS. 

Could you please let me know how I can get the .appimage to update after every build so I can then use the Uniflash tool to download?

FYI... I'm running a multicore project. All the individual core .appimages get updated after every compile, however, the system project .appimage does not get updated after compiling unless I hit the 'debug' button.
How to get the multicoreImageGen to run for system project after every compile?

Can you try to build your project using command line instead of CCS. 
Also, have you checked properties of system project's appimage for "Last Modified" when you build using project CCS?
Is last modified parameter in properties for system project's appimage not getting updated too?
And how did you checked appimage is not getting updated?
