EMIF Debugger Access

I'm using two different SRAM devices on the EMIF of the TMS570 processor (the datasheets are attached). I am also using XDS560V2 STM Spectrum Digital emulator. Both devices are used with Asynchronous EMIF settings. I have no problem using the Asynchronous SRAM device, but when I'm trying to access the Dual Ported Synchronous SRAM (DPRAM) with the debugger it doesn't work. I did verify that the processor can read and write successfully to the DPRAM. If I write a pattern into the DPRAM locations and then later read it back into internal SRAM array, I get the matching values, but if I try to view the same DPRAM memory locations with the CCS5, I will get all zeroes. Also, if I define variables in the DPRAM address space, I cannot properly view them in the watch window. What is the debugger doing different from the actual processor access? Is there anything that I can try to resolve this issue?
