SK-AM62: uart boot fails on mcu+sdk

Hi,

I'm using the guide on mcu+sdk to boot my SK-62 but for some reason, it's failing after downloading the first-stage bootloader. please see the image attached. (https://software-dl.ti.com/mcu-plus-sdk/esd/AM62X/08_04_00_16/exports/docs/api_guide_am62x/EVM_SETUP_PAGE.html#autotoc_md22)

it's weird to me because I had downloaded images this way tens of times. So I think something is broken. 

What are the steps to debug this? how do I get to the bottom of this and figure out what is failing ?

Please note on some tries, the second bootloader gets downloaded but then nothing happens and it timeouts. you can see that in my image too. 

Also, is there a way to clean what I have previously written on EMMC and flash? do you have a script for it? it might be irrelevant here because I'm doing UART boot and it's supposed to download the images first. I think something has broken, please help me figure out what it is. I've tried several cfg files and multiple times restarting my host, and my device, and triple-checking boot modes...
