Rowboperf aplication instalation on beagleboardXM

I am doing instalation of rowdoperf aplication on beaglebordxm with android source, but i am getting error during build rowboperf .

i am following ROWBOPERF USER GUIDE. I can not understand those steps in that guid . if u know another website please post in this

If you want only the rowboperf application, you can download the same from our DevKit release page:

but i am not asking rowboperf aplication , i am trying to do build rowboperf aplication on android gingerbread with rowboperf source.

For building rowboperf   i am following below three steps

$ mkdir ROWBOAT_ROOT

$ cd $(ROWBOAT_ROOT)
$ git clone git://gitorious.org/rowboat/rowboperf.git

     $ export PATH=/home/igx/Desktop/android-sdk-linux/platform-tools/:/home/igx/Desktop/android-sdk-linux/tools/:$PATH

     $ source build/envsetup.sh   [ HERE I DON't KNOW WHAT IS SOURCE, I WROTE ANDROIDGINGER SOURCE PATH ,IN THAT 'BUILD' DIRECTORY IS THERE ]

$ cd rowboperf
$ mm TARGET_PRODUCT=beagleboard

Please type the command as it is shown. No need to replace the word source with anything else.

$ source build/envsetup.sh

root@igx-20:/home/igx/Desktop/ROWBOAT_ROOT/rowboperf# mm TARGET_PRODUCT=beagleboard

IT IS SHOWING ERROR

Couldn't locate the top of the tree. Try setting TOP.

Were you able to successfully run 'source build/envsetup.sh' from the top of your sources?

YES I CAN ABLE TO RUN

AFTER ENTERING THEASE

 $ cd rowboperf
  $ mm TARGET_PRODUCT=<target_name>

I AM GETTING

 Couldn't locate the top of the tree.  Try setting TOP
